Commissioning (Cx) – New Construction

Proper operation and design inherently lead to a more efficient and easier-to-maintain facilities. Commissioning ideally begins in the design phase of a new or renovated building. Commissioning is often a cornerstone for Green Building Certifications. Operation and maintenance start-up activities and diagnostic testing are primarily used to verify operation of the building systems, and to ensure the systems are operating at their intended set-points.

Retro-Commissioning (RCx) – Existing Buildings

After a period of occupancy, buildings typically go through operational and possibly even use changes. Existing Building Commissioning, also known as Retro-Commissioning, can help you confirm the systems were installed and operate as originally designed, and to evaluate whether they meets the needs of your current operations. Building Retro-Commissioning begins with an energy audit.

One of the primary benefits is that it reduces energy and maintenance costs by balancing, adjusting, and/or replacing building systems and equipment to efficiently meet the operational needs of the facility.

Energy Modeling & Simulations

In order to quantify potential energy savings, we rely upon practical energy system knowledge and energy analysis software to create an Energy Model.  Using comprehensive data about the building envelope, weather data, occupancy rates, HVAC equipment, lighting and controls data, we determine the total energy consumed. With actual use and utility information we develop a baseline against which we can measure energy savings and payback. This method delivers a comprehensive energy savings based on the entire building system.

System Optimization and Analysis

The Energy Model is also used to evaluate recommended system upgrades—from equipment and control strategies, to schedules and management policy. We account for vacancy, time of year, and system performance, to give you a clear understanding of how energy use is affected, and how control schemes may need to be altered throughout the year. The result is recommendations for controls, operation set-points, and documented management procedures.

Energy Audits

We utilize the Energy Audit format developed by the leading resource for building energy use, the American Society for Heating, Refrigeration, and Air-Conditioning Engineers (ASHRAE), which takes a universal approach to addressing varying needs of different owners and facilities.

Our Energy Audits can range in level of detail being provided, and always include a building survey and energy analysis, including:

  • Breakdown of energy use in the building
  • Savings & cost analysis of all practical measures that meet the owner’s constraints
  • Discussion of any effect on operation and maintenance procedures
  • Potential capital-intensive improvements that require more thorough data collection & analysis
  • Initial judgment of potential costs & savings.

Real Estate Property Assessment:

HVAC Systems are a vital system within the built environment. They also require continual maintenance and long term planning for proper operation and de-commissioning and replacement. Quite often buildings’ HVAC systems are deficient in both condition and performance (deferred maintenance ). Our property assessment can be a useful tool when considering a purchase or tenant change in a facility.

  • Evaluate existing conditions
  • Identify issues associated with deferred maintenance.
  • Develop budget for capital planning based on Median Service Life of primary HVAC plant equipment
  • Identify concerns for major use or occupancy change within the building.

Aerial Infrared Inspection of Roof System. In addition to the HVAC system, the roof is another area of concern for real estate acquisition teams.
